In Our experience, using a Traditional Design Process helps keep projects organized with all parties involved including the Client, Company and any outside consultants. With a traditional design process we are able to take the entire timeline for planning and designing and break it into four major components or phases. Each phase addresses a specific part of each project. This progression works for all types of projects including New Home Design, Home Addtion Design, Detached Structures and more. Each phase is tailored to the particular project. Each major phase is also subdivided to make things more efficient. Not all projects require full phase integration. For projects with smaller scopes we can combine, exclude or modify phases as the project requires. This helps keep the design and planning practical in regards to the project as a whole.

What’s in a Kapital Plan Set?

Every project is different, but our standard residential plan sets include the sheets and details most jurisdictions require for a smooth IRC permit review—plus a few extras that make life easier for your contractor. The amount and number of drawing sheets for any particular project will vary depending on how much information is required to accurately explain the project to builders and reviewers. At Kapital Drafting LC, we follow a structured and systematic approach to ensure that the design process progresses smoothly and efficiently. Here's how we keep things moving in a linear fashion:

  • 1. Clearly Defined Phases: The design process is divided into four main phases: Pre-Design, Schematic Design, Design Development, and Construction Documents. Each phase has specific goals and deliverables, allowing us to focus on completing one stage before moving on to the next.
  • 2. Sequential Progression: Each phase builds on the work completed in the previous phase. For example, we start with gathering information and analyzing feasibility in the Pre-Design phase, then move on to creating initial design concepts in the Schematic Design phase, and so forth. This sequential progression helps avoid revisiting earlier stages, which can cause delays and increase costs.
  • 3. Client Approvals at Key Milestones: At key points in each phase, we seek your approval before proceeding to the next step. For instance, we get your sign-off on floor plans during the Schematic Design phase before developing detailed elevations. This ensures that any necessary adjustments are made early, keeping the project on track.
  • 4. Defined Deliverables: Each phase has clear deliverables that must be completed and approved before moving forward. This includes existing conditions drawings, initial design sketches, final design renderings, and comprehensive construction documents. By defining and completing these deliverables in sequence, we maintain a clear and organized workflow.
  • 5. Managing Changes and Revisions: While we strive to maintain a linear progression, we recognize that changes and revisions may be necessary. To manage this, we have specific procedures and fee structures for handling alterations. Changes are typically addressed within the current phase before moving forward, minimizing disruptions and keeping the project aligned with the overall timeline.
  • 6. Regular Communication: Continuous communication between our team and the client is crucial for maintaining a linear process.
