Addition 01. This addition featured multiple rooms designed around a curved foundation. The client opted for an open-concept layout, which necessitated various beams and a half-conical roof design. While primarily a single-story addition, a second-story section was later included. The foundation comprised both a crawlspace and a full basement. After completing the initial Construction Documentation, the client decided to add a second story over their existing garage, utilizing stick framing for the roof structure to create a vaulted ceiling in that area.
Originally, the roof structure over the dining room was planned as a stick-framed conical roof. Kapital consulted with a structural engineer regarding this design. The plan was to design the roof and then send the drawings to the engineer for review and feedback. The client was presented with two options: move forward with the stick-framed method (and incur the associated engineering fees) or use a scissor girder truss to create a half-conical roof, which the contractor could later frame in to complete the conical shape. The latter option saved the client over $10,000 in engineering design fees. With the truss method, the truss company performed the engineering calculations and provided the necessary documentation with the order. When a truss company designs trusses, their in-house engineers are legally required to provide accompanying engineering documents as part of the truss package.
Addition 02. This addition included a new living area, bathroom, and hall with a separate entry. The client had specific requirements, including an ADA-compliant bathroom with a curbless shower. The foundation consisted of a crawlspace, while the floor framing utilized I-joists for structural support. The roof framing combined scissor trusses and solid sawn rafters. Matching the existing roof with the proposed framing presented a minor challenge but was resolved by using 2x solid sawn roof rafters to create a monoslope roof on the front façade. County permitting approved the project for a building permit, and the plan set did not require a seal or stamp because it adhered to the provisions and prescriptive methods outlined in the International Residential Code.

We specialize in organizing all the necessary data using a phased approach, building upon the preliminary design to streamline the process. For new home plan sets, Kapital provides both structural and architectural plans. In some cases, additional drawings from other disciplines may be required, such as civil drawings or engineering-sealed plans for projects involving complex structural geometry. New Home 01. This new home project was a 2 story single family dwelling with a walkout basement. Kapital used a phased approach and met with the client at phase milestones.During this time the client also employed a civil engineering firm to generate civil drawings as these were a requirement for building permit approval. The client also informed us after they were approved for the building permit that the county did not require an engineer's stamp / seal.
New Home 02. This project comes with an unfortunate backstory. The home required fire restoration (fortunately, no humans or animals were injured in the event). The homeowner chose to act as the general contractor for the project, which involved handling county permitting, material procurement, scheduling, site management, and more. The only undamaged portion of the home was the existing foundation and some partial framing. Since the foundation's condition was not compromised, the client decided to retain it as the base for rebuilding. All other wood framing was removed.
Although the project required multiple permits, a full set of civil plans was not necessary. Instead, a standard grading plan was used in lieu of sealed civil plans, and a site plan showing existing public plumbing utilities was required. Kapital generated the site plan with all necessary details to meet county plan reviewer requirements. This plan set did not need to be sealed or stamped by a Professional Engineer (PE). However, Kapital provided calculations for a new steel beam and included these in the final construction documentation.
The client wished to preserve the original house elevation and floor plan, but the rebuild had to comply with the latest IRC codes. This meant upgrading the wall framing from the house's original 2x4 framing to 2x6 framing.
